Frequently Asked Questions
How much income do I need to buy a house in Canada?
The income required depends on the home price, down payment, mortgage rate, amortization, property taxes, heating costs and your existing debts. Lenders also apply debt-service ratios and the mortgage qualifying rate, so there is no single salary that works for every purchase price.
What salary do I need for a $500,000 house in Canada?
It depends on your down payment, debts and borrowing assumptions. A household with a larger down payment and little debt may need substantially less income than a household financing more of the purchase price while carrying other monthly obligations.
What salary do I need for a $700,000 house in Canada?
The required salary should be calculated from the mortgage amount and your full debt profile rather than from the purchase price alone. Property taxes, heating costs and the stress-test qualifying rate can materially change the result.
Can two incomes be used to qualify for a mortgage?
Yes. When two borrowers apply together, eligible income from both can generally be considered, while the lender also considers the debts and obligations of both applicants. The calculator can therefore model household income rather than only one salary.
How does my down payment change the income needed to buy a home?
A larger down payment reduces the mortgage that must be qualified and may also reduce or eliminate mortgage default insurance. That usually lowers the income required for a given home price, although your other debts and housing costs still matter.
