What is the difference between a mortgage term and amortization?+
The amortization is the full period planned to repay the mortgage, often 25 years. The term is the shorter agreement with one lender and rate, often five years, after which the mortgage is renewed.
What do Gross Debt Service (GDS) and Total Debt Service (TDS) mean?+
Gross Debt Service compares housing costs with gross household income. Total Debt Service adds required debt payments such as car loans and credit cards. Lenders use both ratios when reviewing affordability.
What is mortgage default insurance?+
It generally applies when the down payment is below 20%. The premium protects the lender, not the borrower, and is usually added to the mortgage balance.
What is the mortgage stress test?+
A federally regulated lender tests whether the borrower could carry the mortgage at a qualifying rate higher than the contract rate. Passing a calculator estimate is not a mortgage approval.
