Frequently Asked Questions

How much is land transfer tax in Canada?

There is no single Canadian rate. Land or property transfer taxes vary by province and, in some places, by municipality, so the calculator must use the property location and purchase value.

How is land transfer tax calculated in Ontario?

Ontario uses marginal tax brackets, so different portions of the property's value are taxed at different rates. Eligible first-time buyers may also qualify for a provincial rebate.

Do you pay two land transfer taxes in Toronto?

Toronto buyers can be subject to both the Ontario land transfer tax and the City of Toronto municipal land transfer tax. This is why Toronto closing costs can be materially higher than elsewhere in Ontario.

How is the welcome tax calculated in Quebec?

Quebec property transfer duties are calculated using the applicable tax base and municipal rate brackets. Municipalities can apply different upper brackets, so Montréal, Québec City and other municipalities may produce different amounts for the same property value.

Are first-time home buyers exempt from land transfer tax?

Not universally. Some jurisdictions offer rebates or exemptions to eligible first-time buyers, while others do not, so eligibility needs to be assessed based on the property location and buyer circumstances.
